Answers to your common questions

Are the utilities the responsibility of the tenant?
It depends on how the lease is written, but typically, the tenant pays the utilities. If this is the case, then we advise that you call all necessary utility companies a week in advance in order to have the utilities turned on or transferred into your name. A list of local utility vendors will be provided to you upon the signing of the lease.

Do you accept pets?
Yes, at the owners discretion.

Do you inspect the property when I move in and when I move out?
We perform a detailed move in and move out inspection and take pictures and document the entire premises. Any damages not mentioned during the move-in inspection will be withheld from your security deposit upon moving out. It is very important that you review the move-in inspection prior to signing it.

Is there an application fee? How much? Where do I turn in an application?
Yes, we require an application fee of $50 per applicant. Anyone 18 or older that will be a full-time resident of the property needs to fill out an application. We check your credit report, criminal background, your rental/eviction history, and we verify income/employment. The screening process usually takes 1-2 business days. You can apply online (go to the property listing and click the "apply now" button). If you do not see the property you are interested in, please apply through the Pearson Smith Realty icon, it will request address of property you are applying for during the application submission process. Please note, your application fee needs to be paid before we start the screening process.

What am I required to pay at lease signing?
A security deposit equal to at least one month's rent. Payment must be made in the form of cashier’s check or money order.

What do I do in an emergency?
The following situations are considered emergencies. You should contact our offices at (571-386-1075) and/or your property manager via cell phone/email as soon as possible.
No electricity: Please check both the circuit breaker and outlet reset buttons first.
Fire:  Call 911 and notify the fire department immediately.
No heat or air conditioning
Heavy structural damage: Roof, foundation, walls, etc.
Plumbing: Flooding or stoppage of all drains (tenant is responsible for all stoppages except when they are the result of root growth or fixture breakdown). Water should be turned off at the main line control valve (valve is usually on the side of the home by the garage). Please familiarize yourself with the location of the valve prior to an emergency.

When can I move into the property?
Once the application is approved, the lease is signed, the property is ready/clean, and a full month's rent plus any applicable prorated rent has been paid.

When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpet should be shampooed. Gutters should be cleaned out and the roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by PSPM.

When is rent due?
Rent is due on the first of each month. Typically, a $150 late fee will be assessed if we have not received your rent by the 5th day of the month.

When is your staff available for showings/inspections?
Typically, our staff can show property Monday-Friday from 9:00am to 6:30pm and on Saturday from 10:00am to 2:00pm. All showings are by appointment. In order to book an appointment, please call our office at 571-386-1075.

Who do I call for maintenance problems? What maintenance issues is the landlord responsible for?
It depends on how the lease is written, but most residential leases dictate that the landlord is responsible for the roof, electrical, plumbing, heating/cooling and appliances. When in doubt, you are welcome to submit a maintenance request  and we will be in touch within 24 hours.  If an emergency, please call your assigned property manager directly.
